The Energy Performance Certificate (EPC/PEB) is an official document that assesses the theoretical energy consumption of a property and assigns it a label from A++ (very efficient) to G (poor performance).
A clear A++ to G label that lets you easily compare the performance of different properties.
Comprehensive evaluation of insulation, heating, ventilation and hot water production.
Legal certificate required for any sale or rental, valid for 10 years in Belgium.
The official software calculates the theoretical energy consumption in kWh/m²/year, making it possible to
In Belgium, the EPC is required for any real estate transaction. Conditions vary by region.
Any residential sale requires a valid EPC.
Mandatory for any new residential lease.
Places of worship
Churches, mosques, temples, etc.
Listed buildings
If EPC works conflict with their heritage character
Temporary structures
Use duration ≤ 2 years
Industrial/agricultural buildings
Non-residential, low energy consumers
Note : Specific exemption criteria (minimum surface, conditions) vary by region. See our regional pages for full details.
The certifier analyses several energy items to establish the building’s theoretical consumption.
• Roof
• Walls
• Floors
• Windows
• Boiler type
• Efficiency
• Installation age
• Production
• Storage
• Distribution
• System type
• Heat recovery
• Flow rate
• Solar panels
• Heat pump
• Photovoltaic
All data is encoded in the Region’s official software (Certibru-res in Brussels, PACE in Wallonia)
Specific consumption = Energy label
Our accredited certifier follows a rigorous process to issue your EPC in full compliance.

Everything you need to know about the EPC certificate
How long is an EPC certificate valid?
The EPC certificate is valid for 10 years from its issue date. However, if you carry out significant energy improvement works, it is recommended to obtain a new certificate to reflect the improved performance.
What documents should I prepare for the visit?
For the best result, prepare: insulation invoices, technical sheets for windows and heating system, building plans, on-site photos showing insulation, and any document attesting to energy works carried out.
What’s the difference between theoretical and actual consumption?
The EPC calculates a standardised theoretical consumption based on normalised conditions (indoor temperature, occupancy, etc.). Actual consumption depends on personal habits and may differ. This standardisation enables objective comparison between buildings.
How can I improve my energy label?
The most effective works are typically: roof insulation (30% of losses), wall insulation (25% of losses), replacing windows with double or triple glazing, installing an efficient heating system, and adding solar panels or a heat pump.
Is the EPC certificate the same in all 3 Regions?
Each Region (Wallonia, Brussels, Flanders) has its own EPC regulations and calculation software. While principles are similar, scales, thresholds and methods differ. A Walloon EPC is not valid in Brussels and vice versa.
How much does an EPC certificate cost?
The price varies by Region, size and complexity of the property. On average, expect between €165 and €265 for a standard residential dwelling. Certinergie offers competitive, transparent rates available on our regional pages.
What if my property has a poor label?
A poor label (E, F or G) does not prevent sale or rental, but can affect price and attractiveness. The certificate also provides improvement recommendations to help identify priority works.
