Everything you need to know about the EPC certificate

The EPC certificate is valid for 10 years from its issue date. However, if you carry out significant energy improvement works, it is recommended to obtain a new certificate to reflect the improved performance.

For the best result, prepare: insulation invoices, technical sheets for windows and heating system, building plans, on-site photos showing insulation, and any document attesting to energy works carried out.

The EPC calculates a standardised theoretical consumption based on normalised conditions (indoor temperature, occupancy, etc.). Actual consumption depends on personal habits and may differ. This standardisation enables objective comparison between buildings.

The most effective works are typically: roof insulation (30% of losses), wall insulation (25% of losses), replacing windows with double or triple glazing, installing an efficient heating system, and adding solar panels or a heat pump.

Each Region (Wallonia, Brussels, Flanders) has its own EPC regulations and calculation software. While principles are similar, scales, thresholds and methods differ. A Walloon EPC is not valid in Brussels and vice versa.

Chaque Région (Wallonie, Bruxelles, Flandre) a sa propre réglementation PEB et son propre logiciel de calcul. Bien que les principes soient similaires, il existe des différences dans les échelles, les seuils et les méthodes de calcul. Un certificat PEB wallon n’est pas valable à Bruxelles et vice-versa.
